Credibility isn’t something you can buy or pick up on the side of the road. It is something that you earn. When you are trying to earn the trust of someone who is going to lend you money or working with someone on a deal, credibility goes a long way. While you know what type of projects and deals that you have worked on in the past, others do not unless you document what you have done.
Every project that we do, we take before and after pictures and document as much about the project as we can. We have compiled several of our projects and created case studies to show how we walk through each house from purchase to sale. We had these printed into packets that we can present to people to show what it is that we do and how we do it. We call this a credibility packet.
When I am meeting with a private investor, in addition to an investor information packet, I present the potential investor with a credibility packet that shows them how we do our due diligence on each project from beginning to end to ensure that their investment is secure. A credibility packet is also helpful in dealing with banks. When you can leave some information with a lender about how you conduct your business, it is much better than if you just tell them without having supporting documentation.
