Take Action!

So, you have been following these blogs and researching real estate investing and learning everything you can about investing in real estate, but you just aren’t sure if you are ready to buy your first investment property.  Let me tell you something, you will never know everything you need to know to make that leap of buying your first property! At some point you just have to take action, go for it and find that property and buy it!  Don’t get me wrong I am not saying don’t do your research or study up on it, all I am saying is do your due diligence and have and strong knowledge base and then take action and go find a property and buy it.  If you wait until you learn everything you will ever need to know to purchase an investment property, you will never make your first purchase because you will never learn everything you need to know.  Education is a continual thing and you will always be learning, but one of the best teachers is learning by doing and to do that you have to take action, get your feet wet, and start investing in real estate sooner or later.

Center Grove House (SOLD)

Shadow Inventory

You have most likely heard of the term Shadow Inventory. If you haven’t heard this term blasted all over the news, here is an explanation of what it is. Shadow Inventory is the number of homes that are currently in foreclosure or behind on payments that are not currently listed for sale.  Many states have a large number of homes in shadow inventory. Indiana’s foreclosure numbers have been surpassed by other states in the last couple of years, so they are not near the top of the country like before.  According to the National Association of Realtors, the number of months it would take to sell all of the shadow inventory in Indiana is 17 months.  This means that for the next 17 months, there is still a great opportunity to buy houses at huge discounts. 

Whether you are in the market for a home to move into, or you are looking to invest in Real Estate, you still have time to act on possibly the greatest time to buy a home in your lifetime.  If you are serious about this, it would be good to act now. Remember, you make money on a home when you buy it, not when you sell it. Now is the time.
